A roof inspection is the cheapest insurance you can buy, and most of the time ours is free. People call us for an inspection for three reasons: they are buying or selling a home and need to know the roof's real condition, a storm just rolled through and they want to know if they have damage, or the roof is simply getting old and they want an honest assessment before they spend money. Whatever the reason, we get on the roof, look at everything, and give you the truth, not a sales pitch.

A real inspection is not a glance from the driveway. We walk the roof and check the shingles for granule loss, curling, cracking, blistering, and hail bruising. We inspect every penetration, the pipe boots, vents, skylights, and the flashing around chimneys and walls, because those are where most leaks actually start. We look at the valleys, the ridge cap, and the drip edge. We check the soft metals like gutters and vents for hail dents, which often confirm storm damage even when the shingles are ambiguous.

We do not stop at the surface. We look in the attic when we can, checking for daylight, water stains, mold, and the condition of the decking and insulation. We assess your ventilation, because an under-ventilated attic in Colorado's intense sun bakes shingles from below and shortens their life dramatically. Poor ventilation is one of the most common and most overlooked problems we find.

You get a written report with photographs of everything we found, the good and the bad. If your roof is fine, we will tell you it is fine and tell you roughly how many years it has left. We are not going to invent a problem to sell you a roof. If we find issues, we lay them out clearly, separate the urgent from the cosmetic, and give you options with honest prices. For real-estate transactions, this report gives buyers and sellers a factual basis to negotiate instead of a vague guess.

If you suspect storm damage, the inspection is the first step toward an insurance claim. We document the date of loss, chalk the hail hits, photograph the soft-metal damage, and tell you whether the damage rises to the level of a claim. If it does, we can carry the whole process with you. If it does not, we will say so and save you the hassle of a denied claim.
